The Leasing Module is a comprehensive tool designed to manage rental applications, lease agreements, and lease renewals. It helps property managers streamline the leasing process by automating rental application submissions, lease creation, and renewals, making property management more efficient.
You can submit a rental application in two ways:
Yes, if your application status is still marked as "Draft" or "Pending," you can edit your rental application by logging into your account and updating the required fields. Once the application is approved, further changes cannot be made.
Once your rental application is submitted, the property manager will review it. If the application meets the property requirements, you will be notified, and the lease creation process will begin. You'll receive a tenant portal where you can access your lease details and manage your account.
You can check the status of your rental application by logging into your tenant portal. The status will be displayed as one of the following:
A lease renewal is an extension of your existing lease agreement. Before your lease expires, the property manager can send you a renewal offer, which you can either accept or decline. If you accept the offer, a new lease will be created with updated terms, and the existing lease will be archived.
Lease templates can be created and managed through the Manage Templates section of the platform. Here, you can create new templates or modify existing ones by selecting the necessary sections, such as tenant details, rent schedule, security deposits, and property policies. This ensures consistency across all leases.
Yes, property managers can view all active, pending, and expired leases from the Manage Leases dashboard. Each lease record includes details like the property name, unit name, tenant details, lease duration, and rent cycle. You can also filter leases by property, tenant, or status.
You can edit an active lease by selecting it from the lease management dashboard. However, some changes, such as rent amount or lease duration, may require creating a lease amendment or renewal offer, which must be accepted by the tenant before taking effect.
Rental applications can be deleted if a lease hasn't been created against them. However, leases cannot be deleted unless they have been closed. If the lease is still active, you'll need to close it or process a move-out before deletion.
From the Manage Leases dashboard, you can generate a renewal offer by selecting an active lease. You'll be able to edit key details, such as lease type and duration, before sending the renewal offer to the tenant. If the tenant accepts, the system will create a new lease.
